On website it says that it has 31k vertices, but in reality only the root has 68k in LOD1 or 206k in LOD0. UV mapping has a lot of issues on the same roof and on some other minor places. Smaller roof gets in the main house invading the attic slightly. When importing in Unreal Engine, you'll have to import the textures as well, and put them in the correct materials the FBX come with. Note that there are different texture variants you can choose from for things like base color or roughness. In overall that's a great model for some free content, hopefully the paid ones from the same vendor don't have such problems and misinformation.
