This is a simple house model. Except for the curtains, it was made with very few polygons and textures. It might have some tris in the topology, but almost all of the polygons are quads.
The model was created in 3ds Max, with scanline, vray and corona shaders (none of the materials was converted, all were created from scratch).
The .obj and .mtl files were exported from 3ds Max with Cinema 4D presets. Nevertheless, if you need to import the .obj file into Cinema 4D, it'll be necessary to make some adjustments (especially in the shaders).
The .fbx file are ready to import in Unreal Engine, unless you want to make some aditional configuration in the export settings, such as checking the 'preserve edge orientation' etc.
IMPORTANT: textures are archived with the main 3D files, and are named as 'building-002_textures.rar'.
