Grass and trees are inside the native C4D file, all settup with Mograph and ready to render with Redshift 3.5 It is way to heavy to upload as FBX or OBJ and i think it would be unsuable in that form. Both are set to be visible as Boxes, much quicker to use. It is controlled via MoGraph Cloners.

To add your own grass simply scatter it on the terrain around the building. There is two seperate meshes for that, one for front side of the building and one small bit around the car park.
Interior equipment and walls were roughly laid out, materials are just basic ones, no textures. Building is not technically ready for interior renders. Designed for exteriors mostly. Eq It's only there to show that its not empty inside.

Formats included: C4D R24 and R26, Blender(Material and light setup required) , FBX, OBJ, ABC (alembic), 3DS , Max (2019,2021,2022 versions - Material and light setup required)
Poly Count of the FBX file is 1818065 polys.
C4D has a lot more due to grass and interior equipment. But all was instanced or cloned with mograph. It should be fairly quick to use.
Loads of textures included, C4D file will load them up, if not make surte to link it to correct folder, or place the tex folder next to C4D file. Or simply use your own materials for any render engine you will be using.
Also the grass on the cracked wall is included as a fbx file.

!! Update - a few textures were missing, I uploaded them as a seperate .rar file calld MissingTexture.rar, sorry for the inconvenience !! !! Update 2 - Interior Equimpent was optimised. I was made aware that it casued some issues/crashes due to its size. I have removed a lot of wastefull polygons and split it into two files for each of the building wings.
