The model is poly mesh of 3 elements, UV, textured with 4K & 1K png maps: Base color, Height, Metallic, Roughness, AO, Opacity and Normal map.Elements:
A) Mushroom house multisub poly MTLs 9395 polygons and 9980 verts
B) Terrain single MTL poly 5211 polygons and 5317 verts
C) Grass two elements MTL poly 22379 polygons and 89500 verts

The whole scene has 36981 polys and 104797 verts.
Zip file contains Scanline Mushroom_Scene_MAX2013 file, Scanline Mushroom_Scene_MAX2021 file, FBX2020,FBX2013 and obj file.
Render settings and HDRi are not included.
To gain the optimal realistic render result, user must manually place maps in the shader slots of its prefered program/render engine.
