If you are buying this for UE4 I highly recommend purchasing this off the UE4 Marketplace instead.
IMPORTANT NOTES: Both OpenGL and DirectX format Normal Maps are provided. OpenGL is used for unity and DirectX for UE4 etc. The Blend files are currently configured to use OpenGL.
All meshes have a second UV channel for lightmap.
Roadbed is a separate mesh from all track pieces.
There is a rail joiner provided for decoration. These are normally used to connect rails together about every 40 feet and staggered and thus are separate from the track meshes (since the track meshes are cut evenly) so you can put them in prototypical locations. V2.0 has had the rail joiner added to most pieces already.

3/20/18 Pack Upgraded to version 2.0 The following are the specs for the the old pack (which is also still available with this), however they should still give you an idea of the specs of the new version.
The pack contains 4 texture sets which consist of 5 maps in PNG format; Base map, Roughness, Metallic, Ao map, Normal map. *1/14/18 -Added zip file for version 1.0 with Spec-gloss textures for use in things like Unity and hopefully Second Life.
All roadbed uses the same tiled texture.
