so a few things. textures need to be the correct aspect. 4096, 2048, 1024, 512 and so on. i had to correct all of them. texture file names make so sense as the model isnt labeled to the matching textures so lots of guessing there. made my own specular glossiness and ao maps none were included not everyone uses PBR. also your vertex count is off blender and the game engine show more than listed. every vertex counts when working with a game engine that takes bugging out as a challenge lol but ill leave this positive in the end it came out great but if your a beginner dont attempt this one unless your comfy working with models and understand what they need to work correctly. (EDIT) i had to pull this into blender to readjust the UV as its was super stretched in many places after correcting the aspect ratios. so if you want this model just be ready for a little work to get it to run correctly in game
